Airbnb Turnover Checklist for Mississippi Gulf Coast Hosts

On the Coast, a short-term rental is only as good as its last turnover. Guests booking a place in Biloxi, Gulfport, Ocean Springs, or Bay St. Louis expect it to look like the listing photos the moment they open the door. One gritty floor or musty bathroom can show up in a review that sticks around for months.

Whether you clean your own units or hand them off to a crew, a written checklist is what keeps every turnover consistent. Here's a practical one built for Mississippi Gulf Coast rentals, along with the local trouble spots that generic checklists miss.

Before the Turnover: Set Your Cleaner Up to Succeed

Most turnover problems start before anyone arrives with a vacuum. Have these ready:

  • Checkout and check-in times for every booking, including same-day flips

  • Access instructions: lockbox or smart lock code, gate code, parking notes

  • A supply closet with a par list. Write down how many of each item should be in the unit (toilet paper, paper towels, hand soap, dish soap, trash bags, coffee) so restocking is never a guess.

  • Clean linens on site. Keep at least one complete backup set per bed so a slow dryer never holds up the next check-in.

  • Owner-only storage that's clearly labeled and locked

  • Photos of how each room should look. These make staging consistent no matter who cleans.

The Turnover Cleaning Checklist

Work in a set order every time. Start the linens first (if laundry is part of your turnover), then the rest of the unit top to bottom, with floors last.

1. Walk-In Sweep

  • ☐ Open blinds, turn on lights, and set the AC so the unit starts drying out and cooling down

  • ☐ Note anything left behind, broken, or out of place, and photograph it for your records

  • ☐ Strip the beds, gather used towels, bath mats, and kitchen towels, and start laundry if it's done on site

  • ☐ Collect trash from every room, including the porch and grill area

2. Kitchen

  • ☐ Load and run the dishwasher, or hand-wash, dry, and put away dishes

  • ☐ Toss guest leftovers and wipe the fridge shelves and door bins

  • ☐ Clean the microwave, the stovetop, and the coffee maker (empty the grounds and rinse the carafe)

  • ☐ Wipe counters, the backsplash, cabinet fronts, and appliance handles

  • ☐ Scrub and shine the sink

  • ☐ Restock dish soap, sponges, paper towels, coffee, and trash bags to par

3. Bathrooms

  • ☐ Clean the shower, tub, and glass, and check grout and caulk for mildew

  • ☐ Clean and sanitize the toilet, including the base and behind it

  • ☐ Wipe the sink, counter, faucet, and mirror

  • ☐ Remove hair from drains, corners, and the floor

  • ☐ Hang or fold fresh towels the way your listing photos show

  • ☐ Restock toilet paper, hand soap, shampoo, and body wash to par

4. Bedrooms and Living Areas

  • ☐ Make beds with fresh linens and style the pillows to match your photos

  • ☐ Check under beds and in drawers and closets for guest items

  • ☐ Dust nightstands, dressers, TV stands, ceiling fans, and lamps

  • ☐ Wipe high-touch spots: remotes, light switches, door handles, and thermostat

  • ☐ Fluff couch cushions and vacuum the seams (sand and crumbs hide there)

5. Floors and Glass

  • ☐ Vacuum before mopping. On the Coast, wet mops plus sand just make mud.

  • ☐ Vacuum slider tracks, entry mats, and rug edges, going over beach-access paths more than once

  • ☐ Mop all hard floors

  • ☐ Wipe the slider glass and any glass tabletops

6. Final Walkthrough

  • ☐ Walk in through the front door like a guest would and check smell, temperature, lighting, and first impression

  • ☐ Confirm every bed is made, the towels are out, and supplies match the par list

  • ☐ Set the thermostat, lights, and blinds to your check-in standard

  • ☐ Lock up and confirm the door code or lockbox is reset

Gulf Coast Trouble Spots Hosts Should Watch

Sand gets everywhere. Beach guests track sand into slider tracks, sofa seams, bed linens, closet floors, and the bottom of the shower. An outdoor rinse station or foot-rinse bucket and a good entry mat cut down on it a lot. Ask your cleaner to vacuum entry paths more than once.

Humidity and musty smells. Mississippi humidity works fast on a closed-up rental. Never shut the AC completely off between guests in warm months. Leave it on a reasonable setting so it keeps pulling moisture out of the air. Check bathroom caulk, the AC closet, and under sinks for mildew at every turn. Musty towels are a top complaint, so make sure nothing gets folded unless it's completely dry.

Salt film on glass. Beachfront and bayfront units collect a hazy film on sliders and windows. A quick glass wipe on every turnover keeps the view clear in guest photos.

Peak weekends. Cruise-ins, holiday weekends, and summer stack bookings back to back. Line up your cleaning help before the busy season, not the week of.

DIY vs. Hiring a Turnover Cleaner

Cleaning your own rental works when you live nearby and your calendar is light. Once you're managing same-day flips, multiple units, or bookings while you're out of town, a dependable turnover crew is what protects your ratings.

Our Airbnb and short-term rental cleaning covers the full turnover clean. We also restock the supplies you provide, so your guests always find toilet paper, soap, and coffee where they expect them. Every job ends with a final walkthrough. We serve hosts in Biloxi, Gulfport, Ocean Springs, D'Iberville, Long Beach, Pass Christian, Bay St. Louis, Diamondhead, Gautier, Pascagoula, and Saucier, plus the Jackson metro.

To keep expectations clear, a few things aren't included unless you request them: linen washing, damage reports, and carpet cleaning. If you want any of those as part of your turnover, tell us when you call and we'll talk it through. Heavy pet hair from pet-friendly listings carries an extra charge.

Airbnb Turnover FAQ

Do you wash the sheets and towels?

Linen washing isn't part of our standard turnover, but it can be requested. Many hosts keep backup sets on site so we can make the beds with clean linens while the used ones go out to laundry. Let us know your setup when you get a quote.

Can you handle same-day checkouts and check-ins?

We're open 7 days a week, 8 AM to 9 PM, which helps with weekend and holiday turnovers. Send us your booking calendar and checkout and check-in times, and we'll talk through scheduling for your property.

Do I need to sign a contract for regular turnovers?

No. No contracts, no fluff. A 20% deposit secures your date, and you keep using us because the work is good. We're veteran- and family-owned, licensed and insured, Google Guaranteed, and rated 4.9 stars on Google.

Keep Your Calendar Full and Your Reviews Clean

We don't cut corners. We clean them. If you'd rather spend checkout day answering guest messages than scrubbing showers, call (601) 620-2595 or request a quote for your Gulf Coast rental.
