Mississippi Move-Out Cleaning Checklist for Your Deposit
Moving is stressful enough without worrying whether you'll see your security deposit again. In most leases, the condition you leave the place in has a lot to do with how much of that deposit comes back. Landlords can usually deduct for cleaning and damage that go beyond normal wear and tear.
The good news is that most cleaning deductions are avoidable. Below is the room-by-room checklist we use as a starting point on move-out jobs across the Jackson metro and the Mississippi Gulf Coast. There are also a few simple steps to protect yourself before you hand over the keys.
First, Read Your Lease (Seriously)
Before you pick up a sponge, pull out your lease and look for:
A cleaning clause. Some leases spell out exactly what "clean" means. Some even require professional carpet cleaning or a professional clean.
Your move-in inspection or checklist. Anything that was already damaged or dirty when you moved in shouldn't be charged to you. That form, plus any move-in photos, is your best evidence.
Move-out notice and key return rules. Missing a deadline can cause problems that no amount of scrubbing will fix.
A quick note on the law: Mississippi has rules about how landlords handle security deposits, including deductions and the timeline for returning the balance. We're cleaners, not lawyers, so we won't try to explain them here. If you have a question about your deposit rights or a deduction you think is unfair, check your lease and talk to a licensed Mississippi attorney or a local legal aid office.
The Room-by-Room Move-Out Cleaning Checklist
Work top to bottom (ceiling fans and high shelves first, floors last) so dust doesn't fall onto surfaces you've already cleaned.
Kitchen
The kitchen is where most cleaning deductions happen, so give it the most time.
☐ Empty, wipe, and dry the inside of every cabinet and drawer
☐ Wipe cabinet fronts and handles (grease builds up near the stove)
☐ Clean the inside of the oven, the racks, and the broiler drawer
☐ Degrease the stovetop, drip pans or burner grates, and the range hood and filter
☐ Empty the refrigerator and freezer, then wash shelves and drawers and wipe the gaskets
☐ Clean the microwave inside and out
☐ Run the dishwasher empty and wipe the door edges and filter area
☐ Scrub the sink, faucet, and backsplash
☐ Wipe the countertops and the walls behind the trash can
Bathrooms
☐ Scrub the tub, shower walls, and doors or tracks (soap scum and hard water spots)
☐ Clean the grout and caulk lines, and treat any surface mildew
☐ Clean the toilet inside and out, including the base and behind it
☐ Clean the sink, faucet, and vanity, plus the inside of drawers and the cabinet
☐ Polish the mirror and fixtures
☐ Dust the exhaust fan cover
☐ Mop the floor, getting into the corners
Bedrooms and Living Areas
☐ Dust ceiling fans, light fixtures, and the tops of door frames
☐ Wipe baseboards, doors, and light switches
☐ Clean the inside of closets, including shelves and the floor
☐ Spot-clean scuffs and fingerprints on walls (test first so you don't remove paint)
☐ Dust blinds and window sills, and vacuum the window tracks
☐ Vacuum carpets thoroughly, including the edges
Floors, Windows and Final Details
☐ Sweep and mop all hard floors
☐ Clean the interior side of windows and sliding glass doors
☐ Wipe air vent and return covers
☐ Replace burned-out light bulbs if your lease requires it
☐ Remove all trash, including from the garage, porch, and storage closet
☐ Clean the washer and dryer area and the lint trap if they stay with the unit
Mississippi-Specific Trouble Spots
Living here comes with a few challenges that landlords notice at move-out.
Humidity and mildew. Between our summers and the Gulf moisture, bathrooms and window sills can grow mildew quickly, especially if the AC was off for a few days during the move. Check shower caulk, grout, the bathroom ceiling, and around the AC closet. Keep the AC running until the final cleaning is done.
Pollen and dust. Spring pollen settles on sills, blinds, and ceiling fans, and an empty unit shows every bit of it.
Sand on the Coast. If you're moving out of a place in Biloxi, Gulfport, or Ocean Springs, sand ends up in sliding door tracks, closet corners, and carpet edges. Vacuum those spots more than once.
Pet hair. If you had pets, check under the baseboard edges, the inside corners of closets, vents, and carpet edges. Pet hair is one of the most common things people miss.
Protect Yourself: Document Everything
A great clean only helps if you can show it was done.
Take dated photos or video of every room after cleaning: walls, floors, appliances (doors open), cabinets, and bathrooms.
Ask for a walkthrough with your landlord or property manager before you turn in the keys, so problems can be fixed on the spot.
Keep receipts if you hire a professional cleaner, especially if your lease requires one.
Give a forwarding address in writing so your landlord knows where to send your deposit and any paperwork.
DIY or Hire a Move-Out Cleaner?
Doing it yourself is completely doable if you have time and energy after packing. Plan on a full day for a typical apartment, and more for a house.
Hiring a pro makes sense when:
Your move-out date and new lease overlap and you're short on time
Your lease requires a professional clean
The oven, bathrooms, or floors need more than a quick wipe
You've already moved out of town (common with military and job relocations)
At Nitty Gritty Cleaners, our move-in/move-out cleaning follows the same detail-focused approach as this checklist, and we finish every job with a final walkthrough. We're veteran- and family-owned, licensed and insured, and Google Guaranteed. We clean move-outs across the Jackson area, Madison, Ridgeland, Flowood, Brandon, Pearl, Clinton, Canton, and the Gulf Coast.
A few things to know up front: a 20% deposit secures your date, and excessive pet hair carries an extra charge. Carpet cleaning isn't included unless you request it, so if your lease requires it, tell us when you call.
Move-Out Cleaning FAQ
How far ahead should I book a move-out cleaning?
As soon as you know your move-out date. End-of-month dates fill up quickly. Ideally, schedule the clean after your belongings are out but before your final walkthrough with the landlord. We're open 7 days a week, 8 AM to 9 PM, which makes it easier to fit the clean into a tight moving schedule.
Is a move-out clean the same as a deep clean?
They're close, but a move-out clean focuses on an empty home. That means insides of cabinets, closets, and appliances that are hard to reach when furniture and belongings are still there. If you're staying put and just want a top-to-bottom refresh, a deep cleaning is the better fit.
Will a professional cleaning guarantee I get my full deposit back?
No cleaner can promise that, because deductions can also come from damage, unpaid rent, or lease terms. What a thorough clean does is remove the most common and most avoidable reason for deductions. Pair it with good photos and a walkthrough. If you disagree with a deduction, check your lease and consider speaking with an attorney.
